Selling your property

Sales Fee

1.5% of the agreed sale price No sale, no fee - you only pay on completion

Our sales fee is straightforward: a single percentage of the final agreed sale price, with no upfront costs and no charge if we do not sell. Everything you need to get your property sold is included.

For properties listed with us exclusively, we may be able to offer a reduced rate - ask us when you book your valuation.

Houses in Multiple Occupation require a higher level of management than standard single-lets - multiple tenancy agreements, stricter compliance obligations, and far greater maintenance coordination. Our HMO management service is built specifically for this.

Tenant Fees

Under the Tenant Fees Act 2019, most fees charged to tenants are prohibited. We do not charge tenants admin fees, referencing fees, or any other unlawful charges. The only payments a tenant may be asked to make are those permitted by law.

Fee FAQs

Are your fees negotiable?

We price fairly from the outset and do not inflate fees expecting to discount. That said, for portfolio landlords or multiple instructions we are happy to discuss terms - give us a call.

What happens if the property doesn't sell?

We operate on a no sale, no fee basis for sales instructions. You only pay our fee upon successful completion.

Are there any additional charges for landlords?

Occasionally there are disbursements for third-party costs - for example, an Energy Performance Certificate (EPC), gas safety certificate, or EICR - if you do not have current ones. We will always ask before instructing any third party on your behalf.

Can tenants be charged admin or referencing fees?

No. Under the Tenant Fees Act 2019, charging tenants admin, referencing, or credit check fees is prohibited. We are fully compliant - the only charges tenants may incur are those permitted by law.

What is included in the HMO management fee?

HMO management is more complex than standard letting. It involves multiple tenancy agreements, room-by-room inventory, stricter compliance requirements, and higher maintenance coordination. Our fee reflects that level of service.
